We serve the Greater Boston area, MetroWest, NorthShore and SouthShore. The owner of PropertyReadyNow!, Bryan Smith, has spent decades renovating, building, and flipping his own properties. He regularly assisted friends with their projects which grew, by word of mouth, into a business offering complete property preparation services. No job is too small. for Sellers
PropertyReadyNow! assists sellers and their real estate agents prepare their properties to show their best. We are not a home inspection company, but with attention focused on items that may hinder you from obtaining a top-dollar offer, we will go through the property with you to find, discuss, and proactively solve anything that may be a potential issue for a buyer. We can quote and/or fix problems that your buyer has requested to be solved based on their inspection report. We can check, and as needed, replace or provide smoke and carbon monoxide detectors, and obtain the required certificate from the town fire officials. We are also available to relieve you of the hassles of obtaining Title 5 septic inspection reports, water readings, and oil readings prior to closing.
Rental Preparation &
Turn-over Services
for Landlords
PropertyReadyNow! assists landlords by providing turn-key preparation of rental units including tenant cleanouts, repairs, physical updates, lock changes/rekeys, and cleaning: Everything to get the property ready for showing and your next tenant. We provide a full set of photos memorializing the property’s move in condition and can handle your move in conditions checklist paperwork with the new tenant. Scheduled routine inspections and a preventative maintenance program are available to ensure the property is well maintained. We can provide a complete inspection report regarding the condition of the property upon vacancy including another set of photos and a quote for any damages to aid in your calculations for the tenant’s deposit refund.

PropertyReadyNow! assists buyers by providing estimates for the work needed prior to making an offer on a home or, after inspection, to aid in the decision to continue with the purchase, what to ask of the seller, and what expenses to expect going forward. Upon closing, we can update and repair the home to make it move-in ready. Keeping the budget in mind, we will help you prioritize based on cost, urgency, and ease of completion should you decide to delay some projects until after you are already living in the house. If your goal is to flip the house for a profit, we can manage the project for you.
